The facility was originally designed for production and warehouse operations.

Technical Condition
The production hall is equipped with a mechanical ventilation system consisting of two air handling units, each with a capacity of 42,000 m3/h.
The ventilation system was designed primarily for technological process requirements, not for human comfort.
The facility does not include a dedicated EX-rated exhaust system.
The ventilation system and air handling units were not designed for painting processes.
A high technological chimney was not included in the original design. Construction of such a chimney would require a separate technical design and additional capital expenditure.
The source of heat for the production and sorting hall consists of two air handling units equipped with gas burners.
The office and administrative areas are heated by gas boilers with a radiator heating system.
During the winter season, the average temperature in the production hall is approximately 16°C.
Maintaining a temperature of 18°C in the production area requires further clarification and technical analysis, depending on operational conditions and process requirements.
The hall is equipped with:
Two loading docks with sectional doors sized 3.0 × 3.0 m
One drive-in gate sized 4.5 × 4.5 m, equipped with a ramp
All gates are located along structural axis no. 1.
There is a technical possibility to design a wider gate or an additional gate.
The spacing between the structural columns is 6.0 m, providing flexibility, subject to detailed technical verification including gate systems, substructure and drive mechanisms.
The facility is equipped with a water-based sprinkler system.
Sprinkler protection covers the production and sorting hall.
The building is additionally fitted with temperature and smoke detection systems, designed in accordance with industrial fire safety standards.
At present, detailed information regarding the slope and gradient of the ramp and driveway is not available.
Full verification of these parameters will be possible after review of the complete technical documentation.
